We approach each residential development from a technical, urban planning and commercial perspective. We analyze the site, permitted buildable area, applicable regulations, the most suitable residential product, permit-related constraints and potential risks that may affect the development of the project. In addition to the preliminary analysis prior to acquiring or developing the asset, we study the most suitable construction strategy for each residential development. When the project allows, we assess the incorporation of industrialized construction systems or prefabricated solutions to optimize timelines, costs, execution quality and site control. In operations involving existing buildings, we also analyze the feasibility of renovation, change of use or regulatory adaptation of the property before defining the development strategy.
DUE DILIGENCE AND PLANNING
Before acquiring a site or starting the development of a residential project, we analyze its technical, urban planning and regulatory constraints. We review parameters such as buildability, alignments, heights, setbacks, permitted uses, easements, planning restrictions, access, public facilities, existing services and possible administrative limitations.
This preliminary analysis makes it possible to detect hidden risks, anticipate permit-related issues and assess the real feasibility of the real estate operation with greater accuracy. Based on this information, we define project strategies and approaches aimed at optimizing the use of the asset and helping to achieve, or even improve, the developer’s target profitability.
FEASIBILITY STUDY AND ARCHITECTURAL FIT
We develop initial studies for site layout, distribution and land-use optimization in order to assess the real potential of the development. We analyze the number of homes, floor areas, typologies, parking spaces, communal areas, access, circulation and the relationship between built area and saleable area.
The objective is to define an architectural solution that is consistent with regulations, the market and the developer’s financial criteria.
PRELIMINARY DESIGN AND DEFINITION OF THE RESIDENTIAL PRODUCT
The preliminary design phase transforms the initial feasibility study into a clear architectural proposal. We define the building volume, the organization of the building, residential typologies, communal areas, exterior image and the main construction criteria.
At this stage, we help the developer refine the residential product before moving on to the basic design phase, avoiding major changes in more advanced stages of the project.

In residential developments, construction decisions have a direct impact on cost, schedule and the final quality of the building. For this reason, we analyse construction systems, façade solutions, structure, building services, interior layout and possible industrialization or prefabrication strategies.
SITE SUPERVISION AND CONSTRUCTION MONITORING
During construction, we supervise the correct execution of the project, resolve technical issues and support the developer in decisions that affect the cost, schedule and final quality of the building. Our objective is to reduce deviations and ensure that the works are carried out consistently with the approved project.
